Finding Home Loans For First Time Buyers.

The times have been rough lately and they just might stay like this for the near future. It might be difficult to find mortgages for first time buyers, with lucrative interests and low down payments. Those who have been financially active back before 2008 know that you did not have to own nearly any cash to obtain a first time home buyers loan.

Browsing the web or local newspapers would have revealed numerous lenders who would offer no money down home loans, or low down payments loans to anyone who would have applied. Today getting a 100% mortgage is impossible even for those with  to those with outstanding credit and extensive payment histories.

Today home loans with low up front payments are possible only through government programs, these HUD  and FHA  programs are  trying to move the real estate out of the mud pool it has been inside since 2008.

Federal Government Loan Programs For First Time Homebuyers.

Because there are less available loans for new home buyers , and the requirements for being approved such loans are getting more strict. The option for first time buyers is to locate the federal programs and see if they can, as borrowers, match the minimum criteria these plans require.

Though it became more difficult to find home loans for first time buyers at the commercial lenders, it is the states and counties who have surprising plans. These plans have a ‘twist’, the funds and ‘zero down payments’ are not given to any one, they usually require to relocate the main residence into specific areas.

If a county, or a state wants to upgrade a weak community, they give incentives via ‘no money down’ mortgages to people who buy houses in those areas. Such programs are sometimes given per jobs and occupations needed within these communities. You might find low (or zero) down payments home loan offers, for police personnel or teachers, at specific places.

Another option some first time home buyers might not know about, is getting no money down loans for rural places. These loans are granted by the USDA and are approved for people willing to live in specific zip code areas. It might be a surprise too, but most of the places are not ‘in the bush’ or at isolated places. Once you browse the list at the USDA website, you will discover some zip codes close to urban areas.

What Lenders Will Not Tell You

Mortgage brokers and bankers might try to move people from programs aimed at home loans for first time buyers into some other sort of loan program that requires a down payment. Remember; if a prospective home buyer has a credit score above 700, there’s almost no reason to consider any of the other loan programs being offered.

That’s because most programs aimed at getting home loans for first time buyers come with specific credit requirements, though the government and the lending industry recognizes that first-time buyers become second and third and fourth time buyers over time. No lender wants to give up a chance at earning that kind of business.

Home loans for first time buyers still exist even in current tightened credit markets. Use the Internet to find the right lender with the right rate and who’s looking for potential buyers with good credit. After that, it’s a matter of how hard one wants to work to get that loan.
